For the winter, a lake the size of Grafham roofed over and heated, fans to provide wind to the strength and stability you want... boat park sheltered, as for Rupert, so boats can be left sails up (rig tension off, of course). Secure drying lockers for kit- though as that can be "Caribbean" level anyway, there's not much to be dried.

If you have the time ie your not having to work. You will also have to find some friends who arent working to join in.

Nope -just practice more so we can stuff them when they get out the office!
 And we is the family - 2K, 300, and Teras. And sailing alone is still better than not sailing at all.
